Thank you for considering our properties, before you apply, please review our criteria for rental approval. These guidelines ensure that all applicants receive fair consideration.

Income Verification

• Combined gross income of at least 3 times the monthly rent.
• Proof of stable employment for the past year or a valid employment offer.
• Submission of recent pay stubs, tax returns, or other proof of income.

Rental History

• No prior evictions within the last 5 years.
• Positive references from previous landlords, if applicable.
• Consistent record of on-time rent payments.

Credit Requirements

• Credit score of 600 or above (exceptions may be considered).
• Be aware: Detailed credit check to be performed.
• Special circumstances (Applicants with significant medical expenses or student loans may be given special consideration).

Criminal Background

• Criminal background checks will be performed for all applicants.
• Serious felonies or a history of violent crimes may result in application denial.
• Misdemeanors will be considered on a case-by-case basis.

Pets

• Dogs and cats are allowed, but breed restrictions apply.
• An additional pet deposit may be required.
• Some properties may be designated pet-free.

Additional Criteria

• A valid government-issued photo ID is required.
• Maximum of two persons per bedroom, considering the property size and layout.
• All properties are smoke-free. Violations may result in additional cleaning fees or termination of the lease.
• Co-signers or guarantors are accepted for applicants who do not meet certain criteria. They must also undergo an application process and meet established criteria.
• Tenants are required to carry a renter’s insurance policy with a minimum liability limit of $100,000. The landlord or property management must be listed as an "additional interest" on the policy.
